What is the size of a plot?

What happens if a lesser or bigger size of land is allocated to me?
In the case of a lesser size of land, a sum equivalent to size of shortage in meters multiplied by price per square meters will be refunded and in the case of bigger size a sum equivalent to the size of excess in meters multiplied by price per square meters will be demanded.
Is there any encumbrance on the land?
The land is free from every known government acquisition and no any adverse claimant.
What type of infrastructure will the developer provide?
Perimeter fencing, earth road, transformer and connection to the national grid.
What infrastructure will the developer not provide?
Strings, piped water system, drainage, and tarred/paved road.
What other payments do I make apart from the payment for the land?
Survey fee & legal documentation fee =N=80,000.00

The development levy will be used for what?
Provision of drainage and electric poles, strings for the distribution of energy and transformers.
When do I pay development levy?
After full payment, this will be jointly agreed by all parties concerned.
What do I get after completion of payments for the land?
Receipt, letter of allocation, estate covenants, survey plans and deed of assignments.
What type of title does Diamond Estate have on the land?
Irrevocable power of attorney donated by the customary owners.
Does Diamond Estate have a Certificate of Occupancy (C of O)?
Pretoria Atlantic Properties Ltd has initiated the process of getting a C of O but the estate is on a registered survey with the Land bureau in Ogun State.
What happens if I cannot complete payment or default in the payment of monthly subscription?
You will get your money refunded less 5% (five percent) Administrative charges and Sales Reps Commission where applicable.
Can I pay a deposit and pay the balance any time within the duration of tenure chosen e.g. 1 year?
After the payment of the initial deposit you are expected to pay the balance monthly, nonpayment monthly as at when due will be treated as a fundamental breach of the contract which can result to termination or revocation of the contract.
Does Diamond Estate charge interest on the balance of payment?
The transaction is interest free.
Can I start construction or building on the land now?
You can start construction after full payment for the land, survey and legal documentation.
Is the road to the estate good and motorable even during raining season?
Yes the road to the estate is very motorable and accessible even at the peak of the raining season
Is there any restriction as to the type of building I can build?
Yes, you are limited to building residential houses within the area designated as residential and commercial houses on area designated as commercial. Provision of shops in residential houses and building of tenement house type (popularly known as face me I face you) is not permitted.
Is there any time limit to commence work on my land after allocation?
You are expected to develop the plot within 24 months, efective from the date of your allocation. Also in a case where the land is left unkempt, the developer will enter on the land to keep it tidy and expenses incurred will be transferred to you.
Is electricity going to be 24/7?
No
How will payments be made, is it an estate to be managed by Pretoria
Yes it will be managed by Pretoria.
Will there be a standby generator?
We won't be providing any generator.
Is it going to be a central borehole?
Yes, but not one point and it is to aid construction?
Will each house have access to water?
Bore holes will be located at different places in the Estate but will not be connected to individual houses.
Can I build by myself with my specification?
Yes but with estate developer control
